I spoke to a potential buyer who had reached out to me about seeing a property. I said that I would work on scheduling the property for her, and I also asked her questions about what she was looking for.

She gave me some details, and I emailed her a bunch of properties later that day.

I then called and texted her numerous times to keep molding the search to her wants and likes.

When I got confirmation for us to to see the property she wanted, I texted her. She responded that she was seeing that property already with another agent.

So I called her and asked her what was going on. She explained that everyone she knew who bought properties, had multiple REALTORS®, and they just worked with a bunch of different ones until they found what they were looking for.

I did my best to educate her on this idea and why it was not in her best interest. If someone if working with multiple REALTORS®, that means they are not very good (REALTORS®).

You have to develop a relationship with one REALTOR®, so they can learn about your wants and needs. If you see a bunch of different properties with a bunch of different REALTORS®, you won’t be able to get any professional advice on how they compare.

I went on to explain that she needed to work with one good REALTOR®, one that she worked well with, and who she felt was looking out for her best interests. But, most REALTORS® that are good will only work with clients that are using one REALTOR®.

I finished by saying that if she is looking to work with multiple REALTORS®, I am not the best REALTOR® for her.

She told me that she had spoken to three REALTORS® that day and I was the only one who asked her questions, took charge and sent her a bunch of properties. She wanted to work with me.
