Every area has different seasons in real estate. South Florida has two main seasons.

1. Summer/ Family Season

2. Winter/ Snow Bird Season

The single family housing market really starts picking up speed by May, and is very busy throughout the summer since most families would like to move when their children are away at camp. They also want to move before the school year starts so they can get their children registered for the new school.

By September/October it starts slowing and then by November, it is pretty quiet. Most families are getting ready for the holidays and therefore, do not have much interest in house shopping. The ones that do shop in those months want to close before the new year to get a tax (homestead) savings.

Right about the time when Family Season is ending, Snowbird Season is beginning. They usually hang around until about Easter time.  This season focuses on more condo purchase since they don’t plan to use the property year round.

So if you are looking to purchase or sell, a condo or a house, in South Florida, pay attention to the time of year, so you can decide if you want a lot of buyer competition (good for sellers) or less buyer competition.
