Filing your taxes is very important if you plan to buy a house.

Some buyers who moved here from out of state and wanted to get started looking at houses. I explained that they needed to get their prequalification done before seriously looking. We saw three houses to give them an idea what properties were like here in South Florida and then they got to work on getting their prequalification ready. Their taxes were a bit complicated and they had written off a lot. This heavily delayed the prequalification and the mortgage lender worked on their file for more than a few weeks.

I have a listing where we had a buyer come back twice with their REALTOR®. They were ready to make an offer, but then the REALTOR® told me they hadn’t filed their taxes, and therefore couldn’t get prequalified until that was done.

Lesson: Get your taxes done, get your pre qualification done, and then start looking at properties.
