People often ask one of my favorite things about my job and I tell them that I love showing different types of properties.

Yes, the luxury properties are beautiful but sometimes it is the homes in the average price ranges that are the most interesting.

I was showing a buyer some houses ($350k-$400k) in Davie and Cooper City and wanted to share what we encountered.

The first was a four bedroom, two bath pool home on a 15,000 sq ft lot in Davie. The house was vacant, so we were looking on our own. The house was severely cluttered, but the weirdest part was the large deer heads in almost every room. I think the house had eight to ten deer heads staring at you. In one back room there was nothing but a massage chair in a dimly lit room. In another room we started to walk in and were surprised to see a huge 120-150 lb dog staring at us in a cage. In the garage there was a huge amount of stuff, and we heard a bird screaming (but didn’t see it amongst the stuff).
(If you plan to sell your house, start boxing stuff because you are moving anyway. Buyers need to be able to focus on the house, not all your crap.)

The next Davie house was well maintained and also vacant. When I went to turn on the lights in a room, it also turned on an old school arcade game! That is something you don’t see everyday.

We moved on to Cooper City and the listing REALTOR® met us there. We had to wait outside for a minute because the owner was in the shower. (Owners, try and be ready for showings. No one wants to catch you in a towel.)  We go through the first floor and then head upstairs with the REALTOR®. The owner was ready for work and she was…  A CLOWN! Yes, full on costume with goofy outfit, makeup and wig. She had a teacup Yorkie running around in an outfit too! The house was just ok, but we loved seeing the clown.

Back in Davie we headed to check out a foreclosure. The bank had put on a new roof and changed some flooring out. What they didn’t do was take care of the large wasp nests across the whole front of the house. We almost didn’t make it in because we were so freaked out. I think there were five different wasp nets around the front of the home. (Owners, make sure you have nothing restricting your entrance, whether it be wasp nests, poor landscaping issues or a dangerous walkway.) Inside we saw that they changed the flooring, but they left the water damage around the base boards. (Owners, if you plan to fix a problem. Fix ALL of the problem.)
